Lenders and buyers often ask for a wood-destroying organism (WDO) inspection during a home sale. The inspector records visible evidence, damage and previous treatment in accessible areas on the Florida report form. It is a visual inspection, not a guarantee.

Who it's for

  • Buyers who need a WDO report for a purchase or loan
  • Sellers who want to know before listing
  • Real estate agents coordinating closing timelines
  • Owners who want a baseline check

What's included

Scheduling

We confirm the address, access, the deadline you're working to and who receives the report.

Visual inspection

Accessible areas inside and out for live organisms, evidence, damage and signs of previous treatment.

Written report

Findings on the current Florida WDO report form, with the areas that couldn't be inspected listed.

Next steps

If activity is found, a separate written proposal for treatment. You're never required to buy treatment from us.

How it works

The inspector needs access to the attic, garage, interior walls and the exterior perimeter. Stored items, finished walls, insulation and landscaping can block areas, and the report lists them. Turnaround and the report's intended recipients are confirmed when you book.

Not included, or referred

  • A guarantee that no hidden infestation or damage exists
  • Structural or engineering assessment of damage
  • Repairs, which go to a licensed contractor
  • Treatment, which is quoted separately

What affects the quote

You get a written recommendation and quote after an inspection. These are the things that move the number:

  • Home size and construction
  • Detached structures to include
  • Scheduling deadline
  • Access limitations

More detail is in our Naples pest control cost guide.

Safety and instructions

Preparation, re-entry and pet or child precautions depend on the product label and the treatment plan for your home, so your technician gives them to you in writing for that treatment. We don't publish one-size-fits-all wait times. See treatment safety questions.

Why homeowners choose Uniform

Frequently asked questions

Does a clear WDO report mean there are no termites?

No. It reports visible evidence in accessible areas on the inspection date. Hidden areas aren't covered, and the report lists what couldn't be inspected.

How do I prepare?

Clear access to the attic hatch, garage walls, under sinks and the exterior. See preparing for a WDO inspection.

Who can do a WDO inspection?

A company licensed by FDACS in the termite/WDO category, with a qualified inspector. Check the company in the FDACS license lookup.
